How Long Does it Take to Sell a Home?

"When pricing and presentation are correct, the property is halfway to being sold."

The local real estate market dictates the time it takes to sell a home. It is possible that some homes sell in just a few days, while others may take several months. There are four factors that influence the time it takes to sell a property. They are:

1. Product
The product of course is the property. If the property should show poorly or have major defects which cannot be or are not corrected, a sale may not take place until the defects are corrected or until the price is adjusted to compensate for them.

2. Price

If the product has not sold after a reasonable length of time but other similar properties have sold, the PRICE may need to be adjusted. If this is true and the price is not adjusted then the price may delay or prevent the sale. In addition, if we do find a buyer at an unjustifiable price, the appraisal may be low and cause problems with the buyer's loan.

3.Competition
Every Buyer makes their decision about which home to buy and how much it is worth by the other available choices. The supply of other homes the Buyer will compare with your home is constantly changing from day to day and week to week. The current competition always affects the Buyer's opinion of your home and what they think it is worth. The big question is; what will the Buyer's other choices be at the time they are shown your property?

4. Marketing
HomeSmarts marketing is the very best, however even the very best marketing has its limitations, because effective marketing cannot overcome any of the first three factors if they are out of balance and not corrected.
